Also, early engagement allows us to help you define project constraints and needs and help you identify limitations you might face (budget, regulations).

Architectural Fees
-
Our fee is determined based on the scope and complexity of the project: Ultimately, the fee will be tailored to each project to give you the best possible service and value.
-
Depending on the scale of the project and brief, you should expect to invest at least £3,000 in a Design and Planning services. Other services, such as Feasibility Studies (which range from £1,000 – £5,000 depending on the scope), Permitted Development reports or Contract Management appointment are priced on case-by case basis.
-
To provide you with a general idea, our architectural services typically range from 10% to 15% of the total construction cost. This fee depends on the project's scale and scope.
We offer flexible engagement options: you can choose our comprehensive full service, which takes your project from conception to completion, or you can utilize our expertise for specific stages, such as planning application assistance. -
Our fee does not include additional expenses incurred during the project, such as fees for other consultants (structural engineers, surveyors, etc.) or statutory fees (planning permission applications, building control approvals).
We'll provide a transparent breakdown of all potential costs upfront, including our fees and any anticipated external expenses. This ensures you have a clear picture of the overall project budget. -
Understanding value is key to any project. While you might find architects with lower fees, it's important to consider the long-term impact. Cutting corners on architectural expertise can lead to costly mistakes and a final product that doesn't meet your expectations.

We're confident in our ability to deliver exceptional value. In fact, many clients find that our services result in total project cost savings that outweigh any initial fee difference compared to other architects.

Construction
-
There are two main paths to take your project from design to construction. The traditional approach involves finalizing the architectural plans and specifications (tender documents) before soliciting bids from several general contractors. You then select the contractor that best aligns with your budget and project needs.
Alternatively, we can involve a preferred general contractor during the conceptual design phase. This collaborative approach allows the contractor to provide valuable input on constructability and cost-efficiency from the outset, potentially leading to a more optimized final design. We partner with experienced contractors and can recommend a suitable fit based on your project's specific requirements.
-
Accurately predicting construction costs is very difficult, and requires project details which are typically defined during design stage. Factors like location, size, complexity, and desired finishes all influence the final price. Once we discuss your vision and conduct a preliminary review, we can provide a more precise cost range.

The cost of internal refurbishment varies depending on the scope of the project. Here's a breakdown to help you estimate costs:
Extensive renovations: Substantial changes to layouts, significant structural works, re-plumbing, re-wiring, and full redecoration. Estimated cost per square metre: £2,200 - £3,300.
Moderate renovations: No significant layout changes or substantial structural works required, but including full redecoration, re-plumbing, and re-wiring. Estimated cost per square metre: £1,700 - £2,800.
Minor renovations: Re-plastering and painting, installing new floor finishes, and minor electrical and plumbing modifications. Estimated cost per square metre: £1,100 - £2,200. -
The cost of an extension varies depending on the type and complexity of the project. Here's a breakdown to help you estimate costs per square metre:
Rear, side, wraparound, and side return extensions: These extensions offer a cost-effective way to expand your home's footprint. Expect costs to range from £2,200 to £3,000 per square metre.
Basement extensions: Adding a basement is the most expensive extension option due to excavation and waterproofing needs. Budget between £3,300 and £3,900 per square metre.
Roof extensions: Loft conversions with windows offer a more affordable way to add space above your existing structure, with projects typically starting at £65,000. For a more substantial extension with a mansard roof, expect costs to start at £100,000. -
The cost of building a new house (also known as a self-build) in the London area typically ranges from £2,800 to £3,800 per square metre. To provide a more accurate estimate, we'll need to consider several factors, such as:
Basement: Will a basement be included to meet your desired floor space?
Construction method: How the house will be built (materials, techniques), and the level of strucutural works.
Finishes and quality of build: The type of materials, fixtures, and joinery (cabinets, flooring, etc.)
Sustainability level: Whether you aim to meet minimum building regulations or incorporate more sustainability-oriented solutions.
By understanding these details, we can refine your initial cost estimate and ensure your new home aligns with your vision and budget.
Planning permission & building regulations
-
Considering purchasing land or property? We can assist you with pre-purchase decisions. Our services include initial pre-acquisition advice to get guidance on the property's potential, along with a feasibility assessment to explore development opportunities and restrictions that might apply, informed by design criteria.
Additionally, we can provide an initial cost assessment to help you make the most of the opportunities your property presents. -
While we can't guarantee planning permission – the decision rests with the local authority – we can significantly improve your chances of success. Our architects meticulously consider local guidelines and statutory requirements when crafting your application. Beware of anyone promising guarantees. However, we offer strategies to maximize your chances: selecting the optimal application type, engaging specialist consultants, and facilitating communication with the Council. These steps can steer your project towards a favourable outcome.
-
Planning permission focuses on the "what" and "why" of your project. It assesses if your development aligns with local and national policies and minimizes negative impacts on neighbors. Building regulations approval, on the other hand, focuses on the "how" of construction. It ensures your project meets safety and construction standards throughout the process.
-
Most building projects, including new builds, renovations, extensions, and conversions, need building regulations approval. This ensures your project meets safety and construction standards. Common examples include:
- Extensions and loft conversions
- Converting garages into habitable rooms
- Structural alterations
- Insulation installation
- Change of property use
- Underpinning and drainage work
There are two application options for approval:
- Full Plans Application: This provides a thorough review with detailed plans, specifications, and a fee submitted upfront.
- Building Notice: This is suited for simpler domestic projects. Inspections occur on-site to ensure compliance, without requiring detailed plans beforehand.
Important Note: A full plans application offers greater peace of mind compared to a building notice, as your plans are reviewed and approved before construction begins.
